As the elderly population of Ontario increases, the state of nursing homes in the province has become increasingly dismal.
Residents have reported feeling uncomfortable in overcrowded, sterile living spaces. During the Covid-19 pandemic, these issues were only exacerbated by the numerous outbreaks in these facilities across the province. Seniors must be provided with safe and dignified living conditions to ensure their quality of life. This project seeks to improve the quality of life in long-term care facilities. By creating more personal and inviting spaces, I aim to address some of the issues afflicting long-term care.

In the local district of St. Mary’s, in Kitchener, Ontario, there are over 200 single-family wartime style homes built in the 1950’s that are protected under the St. Mary District Heritage Act. These homes are deteriorating and no longer reflect modern social needs. A single home was selected from this area, and a complete design retrofit using sustainable design practices and Chinese Feng-shui principles was performed to improve the occupant comfort and energy efficiency of the house.

Lauris Avenue Affordable Housing

As affordable housing becomes a growing issue in Canada, the Regional Municipality of Waterloo is enrolling an Affordable Housing Plan to help alleviate the demand. The region hopes to build 2500 affordable homes in the next five years and has allocated three surplus properties for the development of 119 new affordable units. The focus of this capstone project will be to design 45 homes as requested by the region on one of their surplus properties. The property that was chosen is located on 30 Lauris Ave, Cambridge, Ontario. The proposal is to design high performing affordable buildings that conform to the latest standards and design codes.

Due to recent housing demands, a decision was made to repurpose various sites in Kitchener. One of the sites is currently under development. The One Two Five is a mid-rise residential building. Two Waterloo-Kitchener firms were contracted for this project. PG1 was contracted for the completed phase 1 comprising of the architectural and structural design work and ABSS was contracted for the ongoing phase 2 comprising of building science and systems design. ABSS aims to provide details on the building’s envelope and HVAC system.
